Preliminary Discussion
- Consider this an information session where we review the details of the land / lot such as its location, lot width, soil type, restrictions or limitations (if any) and accordingly provide information on build options.
- We would like to identify your ideas and vision about your home to establish what you are looking for in your new home. This is the time to brainstorm on what features and style you have in mind, and how best they suit the land you own.
- We also offer you an opportunity to know everything about our company, our team and our principles.
- Our team will walk you through with various floor plans and options including facade alternatives that suit your lot size/ width. This will help you in finalising your ideas that you have in mind so that you are happy that you explored all options.

A clear copy of the subdivision plan for the land, if the land is unregistered.

A tender is prepared to move to the next stage and initiate working drawings.

Siting Plan & Proposal
- A siting plan is presented that will help you to visualise the features discussed in previous meetings on your own lot.
- Typically, customers bring sample photos or references to existing house designs and sketches to help us analyse and create your ideas on what you need.
- Our design team will prepare preliminary concept drawings with these ideas and discussions that sometimes span several meetings.
- We will also ask your choices of colours and materials; and discuss inclusions for your home project.
Deliverable:
A final siting plan to guide the design of working drawings. The working drawings that have been made by incorporating your feedback.

The working drawings will have the options and features you selected in the initial discussions and there is generally a rough estimate of the building costs if the siting plan and working drawings have been endorsed by you.

Contract Signing
- The drafting team will ensure the design reflects your home needs, and final working drawings are fully endorsed by you.
- The building contract is presented for your acceptance and sign off. This will have the final quote and the final documentation including all structural engineering specifications, concept drawings.
- You sign off the contract as the customer and are then required to pay a 5% deposit of the contract price. Any previously paid amounts are deducted from this fee.
- We offer a fixed price contract for your complete peace of mind leaving you with no worry about any hidden/extra costs.
Deliverable:
The terms and conditions for the signed building contract are not to be varied by any party except the variations are discussed with an agreed cost (if any) and properly documented.

We will need proof of land ownership, and documents like title, registration etc.

Pre-Lodgement & Approval
- We will prepare all documentation related to finance and finalise with you, and will need bank, loan and finance institution details.
- If there is a developer involved, developer approval (DA) is required.
- Water board approval is completed and other statutory requirements are dealt with.
- You will make colour and material selections, any electrical and kitchen upgrades (if you require) can be discussed at this stage to ensure contract is final.
- Once finances are finalised, a building permit application is made.

A building permit is issued, and a site construction for your new home is initiated.

Construction Starts
- Construction is commenced as per the agreed site start date, and following final construction and engineering drawings.
- Our interior design team will liaise with you to confirm your choices for electrical, lighting, heating and cooling, bathroom and kitchen fittings, cabinetry, tiling, wall colour, flooring etc.
- Progress payments are typically required in this order: 20% at the slab stage; 25% while we do the frame; 25% at the start of brickwork; 20% for the completion of linings; and the final 10% at completion of construction and final handover.
Deliverable:
All communication with customer is made when a milestone is completed and while entering every new stage.
Customers need to make sure the payments are made timely either from your finance provider or if it is self-financed then made progressively as mentioned.

Inspection & Handover
- The finished home is presented for your completion inspection. The Site Supervisor or Project Manager will take you for a detailed inspection of your newly constructed home.
- The final 10% payment is to be paid at this settlement stage by bank cheque or cash only.
Deliverable:
Keys along with complete documentation including manuals and other records for the appliances will be handed over.
